The Proposal

The Smithfield Redevelopment scheme is proposed in two phases. Phase One is the construction of a new Livestock Market on an under-utilised area of the 36 acre site. Phase Two is the retail, leisure, commercial and amenities development which will begin once the Livestock Market operation has relocated to the other part of the site.

The scheme will be submitted for Outline Planning during Summer 2008 and is expected to be determined by the Planning Committee in the Autumn. The detailed design of Phase Two will be the subject of a subsequent Reserved Matters application following the grant of an outline planning permission. Detailed designs in relation to Phase One of the development will be submitted as part of the outline planning application.

Guaranteed and speedy deliverability of the scheme is underpinned by committed occupier interest which in most cases has already been sealed with pre-let agreements. The main features of the scheme are laid out below:
